Three drying myths that cause real damage
Myth 1: “It feels dry, so it is dry.”
Touch detects surface moisture only. Materials can be at damaging moisture levels internally while feeling dry to the hand. Only a moisture meter reading, compared against a dry reference standard for that material, actually answers the question.
Myth 2: “Opening the windows will sort it out.”
Auckland's humidity works against passive drying for much of the year. Airflow helps evaporation, but if the moisture has nowhere to go — humid outside air, closed cavities — evaporation stalls. Structural drying pairs airflow with dehumidification so moisture leaves the building instead of circulating in it.
Myth 3: “A few heaters will speed it up.”

Air movers and dehumidifiers are positioned deliberately, and readings are logged daily to confirm the trend is downward.
Verify against the goal
Drying is finished when readings meet the dry standard — not when things look tidy. The final log is your evidence, including for insurance purposes.
When to suspect hidden moisture in a “recovered” home
- A musty smell that returns when doors and windows are closed.
- Skirting or door frames swelling or lifting weeks after the event.
- Paint bubbling, or plasterboard feeling soft at floor level.
- Condensation appearing in a room that never had it before.
